The valley's biggest town sits on a ridge above the mouth of the Nambucca River: four ocean beaches, a painted breakwall, a railway station and an older, quieter population than most of NSW. Here is what homes cost and who lives here.

Houses and units are very different markets here. Non-strata homes, which are mostly houses, had a median of $765,000, while new leases on units had a median rent of $365 a week against $580 for houses. Too few strata homes sold in the quarter for the report to publish a unit sale price.

Postcode 2448's March-quarter median rose from $570,000 in 2021 to $720,000 in 2026, about 26 per cent in five years, broadly in step with the valley as a whole.

The median resident is 18 years older than the state's, more than a third are 65 or over, and nearly half of all homes are owned outright. A third of homes are rented, the highest share of the five towns.

What is changing

The town centre. Nambucca Valley Council is preparing a Nambucca Heads Town Centre Master Plan for the commercial centre around Bowra, Ridge and Fraser streets, setting directions for land use, connections and public spaces over the next two decades. Community consultation closed on 28 August 2026, and the council expects draft design ideas to go on show around November to December 2026.

The hospital. The $73 million Macksville District Hospital opened in 2020 on a site about 3 km north of Macksville, roughly midway between Macksville and Nambucca Heads, with a 24-hour emergency department. Nambucca HealthOne in town has a six-chair renal dialysis unit.

North of town. The Valla Urban Growth Area, planned beside the Pacific Highway north of Nambucca Heads, is starting with industrial lots; later stages plan about 700 homes and a town centre. See the Valla Beach guide.

Getting around

Visit NSW puts Nambucca Heads about 40 minutes from Coffs Harbour and just over five hours from Sydney by road, and around eight hours by train from Sydney.
