Across the whole Nambucca Valley council area, the median sale price from January to March 2026 was $725,000 from 94 sales, against $965,000 for NSW and $865,000 in neighbouring Coffs Harbour. Median rent for new leases from April to June 2026 was $550 a week.

The valley's March-quarter median rose from $500,000 in 2021 to $725,000 in 2026. It jumped to $678,000 in 2022, fell back to $570,000 in 2023, then climbed to $740,000 in 2025.

Choosing a setting

Nambucca Heads: town life by the water. The station, the main shops and four ocean beaches. The oldest population and the most rentals.

Valla Beach: a quiet permanent beach home. The most owner-occupied village and the shortest drive to Coffs Harbour.

Scotts Head: the holiday-house village. The highest household incomes, and a quarter of homes empty on Census night.

Macksville: family practicality. The council, the district hospital and mostly detached houses, on a river that floods.

Bowraville: space in the hinterland. The youngest town and the thinnest market.

Between the towns

Much of the valley is rural and semi-rural land between the towns: localities such as Hyland Park, Congarinni and Newee Creek, with acreage and small farms. The government does not publish prices for them separately; they fall within the postcode figures above.

Before you buy anywhere in the valley

  1. Check flooding. Low land along the Nambucca River, Deep Creek and Warrell Creek floods. Read our flood risk guide and the council's flood maps.
  2. Check the zoning. The NSW Planning Portal's Spatial Viewer shows the zoning and planning controls for any address.
  3. Check what is being built nearby. The Valla Urban Growth Area and the town centre master plans for Nambucca Heads, Scotts Head and Bowraville will change those places over the next decade.
  4. Check recent sales one by one. Postcode medians mix very different homes; in a small market a few sales move them.

Common questions

What is the cheapest town in the Nambucca Valley?

On the Census, Bowraville had the lowest rents, and its postcode sells too few homes for a published median. Of the postcodes with a published figure, 2448 (Nambucca Heads and Valla Beach) was cheaper than 2447 (Macksville and Scotts Head) from January to March 2026: $720,000 against $790,000.
